FAQ

The basics

What is an annual site holder?
An annual site holder leases the same site at the park for the year. Your cabin or caravan stays on the site between visits, so there's no setting up and packing down each time you arrive. You drive in, unlock the door, and you're on holiday inside ten minutes.
What does the annual site fee cover?
Your site for the year, and access to every park facility for you and your guests. Each site has a 15 amp power head (EV charging isn't permitted), and if your power use runs at more than twice the average we may charge for the excess. We'll send you the current fee schedule when you enquire.

The numbers

How much does an annual site cost?
There are two parts to the cost: buying the cabin or van that sits on the site, and the annual site fee. The fee is invoiced in early June for the financial year ahead, and you can pay it up front before 1 July or by monthly direct debit. Prices vary with each cabin's size, age and position, so ask us for current listings and the fee schedule.
Can I buy just the site, or do I need a cabin too?
Most of our listings are existing cabins and vans that come with an annual site, which is the simplest way in. Let us know what you're looking for and we'll tell you what's available.

Term & legal

How long is the annual site agreement?
Your Long Term Site Agreement runs for the dates on your invoice, usually the financial year, and doesn't renew automatically. There are no pro-rata refunds if it ends early, including when you sell. Ask us for a copy of the agreement before you buy.
What are my rights as an annual site holder in Victoria?
An annual site is a holiday site, not a home. The agreement doesn't make you a tenant or a permanent resident, and the site can't be your main residence. We'll send you a copy of the Long Term Site Agreement to read before you buy, and we strongly recommend talking to a solicitor or financial adviser before signing. Most experienced annual site holders did, and we'd rather you go in with your eyes open than have to sort something out later.

Using your site

Can I rent out my cabin when I'm not using it?
No. Your site can't be rented out, sublet or listed on Airbnb, Booking.com or similar, and you can't charge anyone to stay on it. Your family and friends are welcome to use it free of charge, even when you're not here, and you stay responsible for the site and your guests.
Can I make changes to my cabin or site?
Talk to us first. Any work on your site needs our written approval before it starts, so email us what you have in mind and we'll come back to you. Plumbing and electrical work must be done by a licensed tradesperson.
How often can I access my site?
Whenever suits you, up to 120 nights a year and no more than 28 nights in a row. School holidays, long weekends, a snow trip or the Autumn Festival: your site is ready when you are. When you head home, turn the water off, disconnect your power leads and lock your belongings away.

Selling on

What happens if I want to sell in the future?
You can sell your cabin or van with the park's approval. We meet and approve the buyer, they pay a $1,200 transfer fee and sign a new agreement with us, and any unused time on your agreement is credited to them. There are no pro-rata refunds to you when you sell.

Guests & community

Are guests and visitors allowed?
Of course. Family and friends can stay on your site, with you or while you're away, as long as no one is charged to stay. Keep a record of who uses your site, and remember you're responsible for your guests' behaviour while they're here.
What facilities do annual site holders access?
Everything the holiday guests use, pool, camp kitchen, BBQs, laundry, amenity blocks, WiFi, the playground, the basketball court, the campfire areas. Same access, same hours, same rules. No separate annual-holders-only section, no second-class treatment. You're part of the park.
What is the community like?
Friendly. The annual holders at Bright are a mix, from retirees to working families from Melbourne who use it as a weekender. People know each other, watch each other's sites when someone's away, and share dinner around the campfire on a Saturday night. Nobody's organising bingo. It's not that kind of community. But there's a strong sense that people are looking out for each other.

Open year-round

Is the park open year-round?
Yes, the park is open 365 days a year, so you can visit in any season within your 120 nights. Reception hours shrink slightly during the deep winter midweeks, but the gate code works and the amenities stay heated. Many of our holders say winter is when they use the cabin most: skiing during the day, campfire and quiet at night.
